Everything property owners and managers need to know before their next paving project.
At Tibbs Paving, we’ve been answering client questions about asphalt paving for over 25 years. Whether you're managing an HOA, commercial property, or planning a residential driveway upgrade, it’s important to understand what goes into a successful paving project.
To help you make informed decisions, here are answers to the most common questions we hear from our clients.

🏗️ 1. How long does asphalt paving last?
Well-maintained asphalt can last 15 to 25 years, depending on factors like weather, traffic volume, drainage, and regular maintenance (like sealcoating and crack filling).
🕐 2. How long before I can drive on new asphalt?
You should wait at least 24 to 48 hours before driving on freshly laid asphalt. For heavier vehicles or high-traffic areas, it's best to wait 72 hours or more to ensure proper curing.
💵 3. How much does asphalt paving cost?
Costs vary based on project size, location, material thickness, prep work, and accessibility. On average, expect:
Driveways: $3–$7 per sq. ft.
Parking lots: $1.50–$4 per sq. ft.
Resurfacing: Less than full replacement
✅ At Tibbs Paving, we offer free, transparent estimates for all paving services.
🧱 4. What’s the difference between resurfacing and repaving?
Resurfacing: Laying a new layer of asphalt over the existing surface.
Repaving: Removing the old asphalt and installing a brand-new surface and possibly a new base.
Resurfacing is more cost-effective, but only if the base is still in good shape.
🔧 5. How often should I sealcoat my asphalt?
Sealcoating should be done every 2–3 years to protect the surface from UV rays, water, oil, and oxidation. It also improves appearance and extends the pavement's life.
🕳️ 6. Why is crack filling so important?
Cracks allow water to penetrate the base layers, leading to potholes and costly damage. Filling cracks prevents further deterioration and keeps your pavement strong.
🚧 7. Can asphalt be installed in winter?
Asphalt should be installed when temperatures are consistently above 50°F. Cold weather prevents proper compaction and curing, which affects durability. However, infrared patching and cold mix can be used for temporary winter repairs.
🏢 8. Do I need permits for a paving project?
Some municipalities require permits for new construction or drainage alterations. Tibbs Paving can help you determine what’s needed based on your location and project type.
♿ 9. What about ADA compliance for commercial lots?
Commercial and HOA properties must comply with ADA requirements for accessible parking spaces, ramps, and signage. We offer ADA-compliant striping and layout services to ensure your property meets all regulations.
🛠️ 10. What services does Tibbs Paving offer?
We provide full-service asphalt and concrete solutions for:
